Grove at Gleannloch Farms is a single-family subdivision located within HCMUD 383 in the Gleannloch Farms community. The development consists of two sections comprising 150 lots on 60 acres situated east of Hwy 249 along Spring-Cypress Road, providing an 8.5-acre amenity lake and a splash pad playground.

Costello provided civil site design services for water, sewer, and drainage, detention design and paving, surveying, pipeline coordination, and construction phase services.

Unique Project Attributes

  • Surrounded by an existing development, a school, and a railroad that required special attention to the mass grading and fill elevations so as not to disturb the existing development.

Challenges Faced

  • Storm sewer under Spring-Cypress Road encountered an unknown data cable (not found by 411).  The contractor was able to adjust the depth of the cable to make the storm sewer connection.
  • Due to depth constraints on the site, drainage required a parallel storm pipe system under Spring-Cypress Rd.
  • Fill elevations against an existing business required a retaining wall.

Resolutions & Results

  • The contractor had to open-cut Spring-Cypress Rd. to provide enough room to lower the data cable to allow the storm sewer to cross the street.
